I start with how you actually live. How many rooms need to work at the same time, where you need quiet, whether stairs or a main-floor bedroom matter, how much yard you want to maintain, and what your commute or school run looks like on a normal weekday. From there, I help you separate the things that are difficult to change — location, lot, layout, floor count — from the things that can be changed later, like paint, fixtures and finishes.

Look beyond first impressions
Staging is designed to be persuasive, so I walk a home slowly with you and look at the parts that don't photograph: how rooms connect, where furniture would realistically fit, natural light at the time of day you'd use a room, storage, noise from a nearby road, drainage and grading around the foundation. Where something needs a professional answer, I note it as a question for an inspector, contractor or the appropriate specialist rather than guessing at it.

You'll know what happens next and why: what a written offer includes, which contract dates and deadlines you are agreeing to, what inspection and appraisal timelines mean for your decisions, and what your lender still needs from you. I keep the moving pieces organized and communicate promptly, so decisions get made on information rather than pressure.

Timing is rarely only about the market. Lease end dates, a school year, a job start, family logistics and how much of your own time you can give the process all shape a sensible pace. I build a plan around those realities, revisit it when things change, and I'll tell you plainly when waiting or slowing down looks like the better fit.
